So I am thinking of buying a river pad. my question is bullhead a good area. I hear stories of boats being stripped and house being broken into on a regular (not sure how true). Someone also said to look at willow valley just up the way. Does anyone own out there or have a suggestion or experience out there?

My uncle has a house in Ft. Mohave... Has not had a break in or any issue in 15 years

I've had my place in BHC for over 12 years, and it's like any other place...... location, location, location. It really is a different world in most parts of BHC more than a block from the water. Find a place with full-timers around you and take some time to add some security.

I would assume having a garage is a must if I want to leave the boat. any particular areas that you know to stay away from.

look in the willow valley area moved there a few months back great pepole several members live hear also 8) 8)

I heard they have a private launch ect. I was wonder if anyone on the boards had a place in there and what there experiences are good and bad.

My parents just bought there and I have been there a few times with buddies the people that we have met there are great and they love the area and neighborhood of willow valley

I've lived here since about 99. I have only had two issues. Years ago my tools got stolen out of my work truck in front of my house, and last year two of my personal trucks at my shop had the gas tanks damaged while someone tried to steal fuel. I'm the guy who never locks his car and leaves his garage door open all the time. Some areas are better than others... some neighbors are better than others.
I have lived in good and bad areas here. It's like anywhere else, don't leave a lot of junk outside to attract "tweekers" & thieves, and keep your boat in a garage.
Alarms are cheap if you won't be there often, and they are generally a good idea.

I think it's pretty much hit or miss with the thieves. My parents have owned three places in different locations in Bullhead over the last 37 years and they're home was broken into one time back in the eighties. Nothing real valuable was stolen just some fishing poles and blow-up rafts, probably by some kids.
We like being on the water and having our own marina without the costs of buying a waterfront house. So we bought in a waterfront condo complex that has a 50' single garrage. It is also gated which seems to keep the rift raft out. awesome thanks for the input everyone. I am trying to make one more trip in the next couple weeks. is it better to buy in the winter for prices at the river?

You'll have a bigger inventory to choose from and generally lower prices after the beginning of the year.

Lots of stuff popping up every day still. An auction I am going to next month has 20 properties. Wait till you find something you like and will suit your needs. No reason to be in a hurry.
Interest rates don't look like they will go up immediately and prices are rising very slowly. Still a buyers market. Don't be afraid to low ball or offer less, my new house closes tomorrow (hopefully), Seller accepted a 135,000 offer on a 158,500 house.

Congrats. The only problem is getting financing on these props. Mobile home are close to impossible to get a loan on. I would hope most are willing to do owner carry. I really want to buy over the winter and be ready for next season

Mobile homes are very difficult to finance. I honestly would not pay more then 40k cash for a mobile. They can be had cheap due to the finance issue.
Whats you price range and plan?

You would be better off paying 70K-90K with better interest, terms, and insurance. Over the term you will pay much less.
Your dollar will go much farther in Mohave Valley and Fort Mohave. BHC is and probably always will be about 20% more expensive.
Owners carry is not very common and will not be a very good deal unless you get lucky.

I have been looking over there as well but willow seems to be a cool spot, easy to launch and a good beach for the kids. I am really open on the area the main thing I guess is finding the right house and keeping the money to something the wife won't try to veto lol

Too sober look on zillow. 7818 teal St. Mohave valley. This is willow valley. There is this foreclosure. For 60k it sold in 2007 for 160k. Good luck in your up coming purchase. I'm in escrow now in willow valley. Should have keys in 10 days. You can easily finance a double side manufactured home from the 80's to present. I just did with a 4.75 interest rate.

Have had a family vacation house in BHC since 96. Great place never had an issue. neighbors always watch the house when family's not around. It's our home away from home.

The other side of the highway is also Willow Beach and has marina rights. Interesting about the trailer financing. I wanted to buy a cheap mobile last year and I was told it was a no go. It was a 1984 that sold for 28K. Was really nice and clean.
