Title: New lake property

Found a 1/2 acre lot - about 1/4 mile from the GIn Branch Boat ramp on Bay Springs Lake ( my 'go to' Lake)  it has sewer/ water and elec  and includes a 34' travel trailer that seller said is later model and in superb shape for 4500.00....  going out to look at it today....

after inspecting the trailer, it's a 30' Flagstaff.
it's a little rough, and there are a few items that need to be addressed, but after checking parts/ pricing / it can be fixed for around 500-700 plus my labor.....roof is good /windows are solid/ running gear good etc. the lights all work as well as the plumbing, A/C/ heat/ microwave/gas stove / built in stereo/ twin propane tanks.

He came down to 2200.00 for the trailer, and we are working on the land price. in the meantime he will let me rent the 1/2 acre as long as is like for $50.00 bucks a month
for50.00 a month!!!

interior pics.   

this will be a great way to save some bucks and lots of time. (even though it's just an hour from my house to the lake,) I can stay later at the lake and literally pull the boat and drive 1/2 mile to the trailer. 

I am really stoked about this .....and it's not a huge investment since the land we are negotiating on is going to be around 5 grand.
taxes are like 200.00 a year.

Congrats! From the pics it looks to be in pretty good shape.

Would you use it at all during winter? Or is it TOO cold?

the water gets pretty cold here in Winter, but it will be a good place just to go for a 'camp out' with the kids ..just a quick getaway.. it's heavily forested and there's also good public  hunting land within a couple miles..... I'm going to pull the trailer home first, then clean and repair etc everything in  the next few months... a good winter project.
