Them are words to live by LOL, I will remember to use some caulk too.. ;) ;D
I am not a rookie when it comes to going balls deep into a house deal, this is my daughters bedroom, apparently the people before this had some work done before we bought the house...Reminded me of a Holmes on Homes episode..LOL
These pictures are from a sliding door that had been installed in the room, kept noticing soft spots in the floor and mildew around the trim...Thought to myself, "hmmm, that's not right" LOL
Note the door header (or lack) :screwy:
[attachimg=#]
The nails in the trim went into spray foam. :o

Oh yeah, forgot about the rotted floor joists and mud sill.

More gooder. ;)

This was all done from framing to paint flooring and stucco in a weekend, all three of us did it (Me, Myself and I)

Glen, the only way you and I are ever going to get our boats wet is if we put them in a bedroom. :banghead:
Hope you get it handled and theres not much damage. Mine is almost back to normal now, 2 more rooms and lots of trim to paint.
