Was this a Foreclosed property? If yes, then that explains a lot....If you but a Foreclosure the purchase is done without a "Home Inspection". This is when an outsider comes in a overturns a lot o things you described as being wrong. Then based on the inspectors findings, the buyer and seller can negotiate the repairs and or costs.

BUT, ,like I said it if was a Foreclosure, you do not get to do that and you also but the property "as is".

I know these are the rules in CA, if this is in AZ or NV I am not sure if they are the same.

Hopefully the deal you got on the place offset the cost enough for you to pay for the repairs.

Good luck man.

Did you check out the house b4 you agreed to rent it? If not, you might have a problem. A solution though, Involves naming a lawyer if you don't have or know one. I would go back to the landlord that it was rented "On false pretenses", and that by Federal Housing law, he is required to make the home habitable. If he wants to press things further, he can contact your attorney.......Fill in the blanks............. but you will be vacating within the week.

If you don't have an attorney, or pre-paid legal services, just try and BS him. Might work. If he calls your bluff, then go to Legal Services at your nearest courthouse.

Sorry for the Jack, just thought the guy needed some sort of legal advice. (Had 3 years of pre-legal b4 I switched majors, sorry)
